The practice is headed by our knowledgeable surveying Director Mr Richard Preece [MFPWS]. Richard has over 40 years’ experience in the property and construction industry, starting out as a Carpenter & Joiner through to qualifying as a Chartered Building Surveyor in 1999.
More recently Richard qualified as a member of the Faculty of Party Wall Surveyors and now focuses solely on Party Wall Matters and its closely related disciplines, following his retirement as a Chartered Building Surveyor from the Royal Institution of Chartered Surveyors at the end of 2023.

The Party Wall etc. Act 1996 can be best described as an enabling Act allowing a Building Owner to carry out adaptations and repairs to their property. It provides a formal process, minimising the potential for disputes to arise between property owners. The provisions of the Act, however, can be complex and many Building Owners and their Adjoining Owners/neighbours have fallen foul of not adhering to the formal procedures at the right time.

Neighbourly Matters
Building Owners/Developers and their proposed work can often affect neighbouring properties, infringing the rights of Adjoining Owners/neighbours.
Bespoke access agreements (also known as access licences) are sometimes required between Building Owners/Developers and Adjoining Owners, as permitted access is limited and not always a given under the Party Wall etc Act 1996 or Access to Neighbouring Land Act.
Developers and their neighbours both need to be aware of the implications of proposed work, as the implications can influence the design, method of construction, programme and therefore the financial viability of any proposed work/development.

Boundary disputes are a cause of stress to all parties concerned which often end up in expensive legal disputes that are way out of proportion to the matter in hand.
Party Wall Surveyors North Wales Ltd have many years’ experience with boundary disputes and if early on in our appointment we feel that there is little evidence to support the boundary dispute by the instructing client we would recommend that the matter is either settled by mediation or dropped altogether.
